Here's what's in this week's issue: your homeowners insurance policy is quietly betting you never check it.
Mid-summer isn't just deck season and pressure washing season, it's also the one stretch of the year most homeowners never think to open their insurance policy and actually read it. That's a mistake, and here's why.

The Replacement Cost Gap Nobody Notices Until It's Too Late
Most homeowners bought their policy years ago, checked a box, and never looked again. Meanwhile, lumber prices, labor costs, and rebuild costs have all moved — a lot. If your dwelling coverage hasn't been updated since you signed, there's a real chance your "replacement cost" wouldn't actually rebuild your house.
We're a pressure washing company, not insurance agents, but we're in and out of hundreds of DuPage County homes every season, and we see the gap firsthand: additions that were never reported, upgraded siding that raised the home's value, detached structures that got skipped entirely.
Three things worth checking before summer's over:
Dwelling coverage — does it reflect current rebuild costs, not what you paid for the house?
Liability limits — pools, trampolines, dogs, and short-term rentals all shift your risk profile
Scheduled items — jewelry, tools, and equipment above standard limits need to be listed by name

➜ QUICK TIPS: 5 Minute Home Wins
Photo Inventory:
Walk through your house and film a slow video — closets, garage, appliances, exterior. Takes ten minutes. If you ever file a claim, this is the difference between a fast payout and an argument.
Exterior Documentation:
Take dated photos of your roof, siding, and gutters now, before storm season peaks. A "before" photo is the fastest way to prove storm damage wasn't pre-existing.
Receipt Folder:
Keep digital receipts for major purchases — appliances, furniture, electronics, in one folder. Insurers ask for proof of value, not just a memory of what you owned.

● DAD JOKE OF THE WEEK
Why did the homeowner get a discount on their insurance?
Because they had a claim-free record.
Also, the agent said their house had “great bones” — turns out that’s not a covered peril.
(This newsletter comes with a money-back guarantee—oh wait, it's free. Nevermind.)

● HOW THEY CLEANED BACK THEN

1871: The Great Chicago Fire
Before the fire, Chicago was mostly wood — wood sidewalks, wood buildings, wood roofs, packed close together. When the fire broke out, it consumed roughly 3.3 square miles of the city in under two days.
What came after changed how American cities build, and how American homeowners insure, permanently: new fire codes, mandatory masonry construction downtown, and an insurance industry that rewrote its entire approach to risk.
Modern equivalent: brick, fire-rated materials, and a homeowners policy that actually reflects what it would cost to rebuild. Boring, but it's the reason a bad day doesn't become a permanent one. Aren't you glad you live in 2026?

● FEATURED SERVICE SPOTLIGHT
This Week: Guardian Pest Solutions
We sat down with the team at Guardian Pest Solutions to discuss the most common pest problems homeowners face. With more than two decades of experience, they shared how safe, preventative pest management keeps homes and businesses protected year-round.
Q: What's the biggest mistake homeowners make when it comes to pest control?
The biggest mistake is waiting until they actually see pests inside the house. By the time ants, mice, or insects appear indoors, they've usually been living around the exterior of the property for weeks or even months. The best pest control isn't reacting to an infestation—it's preventing one before it starts.
Q: What's something homeowners think they need…but actually don’t?
Many people think they need monthly pesticide treatments year-round. Most homes don't. A well-maintained property combined with targeted seasonal treatments and eliminating pest habitats is usually much more effective than constantly spraying chemicals. Prevention almost always beats reaction.

● DUPAGE COUNTY TIME MACHINE
Mammoth Spring Icehouse, Oak Brook
Long before refrigerators, DuPage County families kept cool through an actual industry built around it. In 1880, the Mammoth Spring Ice Company built a 100-foot icehouse

along Salt Creek, packing sawdust-insulated walls with thousands of tons of ice cut from the frozen creek each winter — enough to supply homes across the region all summer.
It ran on foresight — preparing months ahead for a problem that hadn't happened yet. Sound familiar? Same logic applies to home maintenance and insurance reviews: do it before you need it.

● READER QUESTION
Q: "Do I really need to walk around my house after every storm, or am I being paranoid?"
Not paranoid — smart. Most storm damage doesn't announce itself. A missing shingle, a dented downspout, a hairline crack in a window seal — these sit quietly until they become a bigger (and more expensive) problem. A five-minute walk-around after any serious storm is one of the cheapest habits a homeowner can build.
Q: "Is it too late in the summer to get exterior cleaning done before fall?"
Not even close. Late July and August are actually ideal — less pollen than spring, and you're getting the house reset before autumn leaves and winter grime move in. Waiting until October just means starting the season behind.
