Humidity readings, not just temperature. A space can be perfectly in range on temperature and still feel wrong if relative humidity is elevated. If a complaint doesn't match the thermostat data, humidity is the next thing to measure, not the last.

Return air paths. Blocked or restricted returns are one of the most common, least visible causes of a localized hot-and-stuffy zone. They're also easy to miss because nothing about them looks broken from a standard walkthrough.

Exterior intake condition. Dirty or algae-fouled intake louvers and screens restrict airflow before it ever reaches the filter. It's rarely on the interior maintenance checklist, which is exactly why it gets missed.

Where Exterior Maintenance Fits In
